It's the first request I get from a homeowner; and, often before the usual preliminaries of discussing the weather. So, I launch into the long list of determining factors. Pull out phrases like how long is a piece of string. Ask about their wish list and things they can't live without. Inevitably, eyes glaze over and I know the homeowners want the bottom line first before they discuss the details.

So, I decided that a rough guide was long overdue - a rule of thumb for costs and timing when remodeling in Massachusetts. I compiled this data from various industry resources and my experience of more than 25 years in the construction industry.

Kitchen Upgrade Remodel Cost

$50,000 - $75,000 from 6 to 8 weeks

Kitchen Major Remodel Cost

$75,000 - $100,000 from 8 to 10 weeks

Kitchen High End Remodel Cost

$100,000 - $125,000+ from 10 to 12 weeks

Bathroom Standard Remodel Cost

$17,000 - $21,000 from 5 to 6 weeks

Bathroom Major Remodel Cost

$22,000 - $30,000 from 6 to 8 weeks

Bathroom High End Remodel Cost

$31,000 - $50,000+ from 8 to 10 weeks

Residential General Home Remodeling Cost

$220 - $250 per square foot from 3 to 6 months or longer

I would be remiss if I didn't tell you about things that could impact both cost and timing for a remodeling project. Here are some items on that laundry list to think about.

  • Type of house - Maintaining the integrity of intricate architectural features such as multi-pitched roof, dormers, spiral staircases, etc. can add cost and time to a project.
  • Age of house - older homes usually have issues you can’t see and sometimes need to brought up to local code.
  • Tie-in of new space with existing space - sometimes you can't just knock down a wall without adding a reinforcing beam.
  • Selections - tile, lighting, fans, sinks, flooring, counter tops, hardware, etc. all add to a remodeling cost. And having everything ready when the remodeler needs it can surely impact timing.
